How long does it take to appraise an apartment?
Once the appraisal process has started and the technician has visited the property, the process lasts between 3 and 7 working days until the report is delivered, provided that there are no incidents.
Is the appraisal valid for any purchase and sale procedure?
In Spain, the validity of an appraisal for a real estate purchase and sale procedure is mainly regulated by the Law of Building Management (LOE) and by specific regulations such as Order ECO/805/2003, which establishes the bases for the performance of real estate appraisals for official purposes, including purchases, mortgages and other transactions.
If the appraisal is for a purchase and sale, it must be prepared under the criteria of Order ECO/805/2003, provided that its purpose is official, as in mortgages or provision of guarantees to financial institutions. In case it is an appraisal to know the market value, it is recommended to follow the ECO/805/2003 regulation, however, it can have other related aspects that do not belong to the regulation, as it could be a RICS valuation.
How valid is an appraisal?
A mortgage appraisal made under Order ECO/805/2003 is generally valid for 6 months. After this period, the appraisal could be considered outdated and require a new appraisal, especially if it is a financial transaction.
Is an appraisal useful for tax purposes?
The appraisal may be relevant for the calculation of taxes such as Transfer Tax (ITP) or Value Added Tax (VAT) in the case of new properties.
What if I do not agree with the valuation of the apartment?
If for any reason you do not agree with the value resulting from the appraisal of the apartment, you can ask the appraiser to carry out a review, which will check the report again to ensure that the value provided is correct.
However, as they are regulated by the ECO/805/2003 regulation, the values are impartial and are justified by the characteristics of the apartment, seeking to make the appraisal as accurate as possible from the very beginning, so that the value does not usually vary.
Is an appraisal mandatory to apply for a mortgage?
An appraisal of the property is mandatory in order to apply for a mortgage. This requirement is regulated by Spanish legislation, specifically in Law 5/2019, of March 15, 2009, regulating real estate credit contracts, and in Order ECO/805/2003, which establishes the appraisal rules to guarantee transparency and security for both the borrower and the financial institution.
